- Your landlord dashboard is where your company manages every property and tenant in the program.
- Add each property once. When applicants apply, they pick the exact property or unit from a list, and the address fills in automatically.
- Properties are grouped by leasing agent, with a search box to find any property quickly. Properties with no agent sit under “Main Office / Unassigned.”
- See the status of every tenant tied to your properties, and open any tenant to view their details and documents.
- Archive properties you no longer manage.
Built for Leasing Teams
- Invite a leasing agent by email. Each agent activates their own login and gets an agent dashboard showing their own tenants and properties.
- Assign one or more agents to a property and choose which one is primary.
- Reassign a tenant to a different agent, or back to Main Office, at any time.
- When a tenant reaches the fee step, you or their agent propose the coverage fee from the dashboard for Sapphire Guard to review.
- When a tenant is activated, we send written confirmation to you and to the tenant’s leasing agent.
How Your Leasing Agents Refer Applicants
Your agent directs the applicant.
Your agent sends the applicant to apply at sapphireguard.com and select your property.
The application appears on your dashboard.
The applicant shows up under that property, on your landlord dashboard and on the dashboard of the property’s agent.
The applicant completes the program.
The course, final exam, waiver, and first monthly budget, with each step explained on our landlords page.
You’re notified.
Once the tenant is activated, you and the agent receive written confirmation, and you handle the lease as you normally would.
The Limited Co-Signer Program
When a Sapphire Guard applicant rents your property, we serve as their limited co-signer — providing landlords added security without replacing the standard rental process.
What Our Coverage Provides
- Unpaid rent obligations — We provide coverage for unpaid rent that becomes due after a court-issued eviction judgment has been received by Sapphire Guard, up to 3 months of the monthly rent amount
- Pre-eviction support — We work with tenants proactively through our monthly budget tracking program to help identify financial stress before it becomes a missed payment
- No cost to landlords — the program fee is paid by the tenant
Coverage Terms
- Our coverage applies to unpaid rent obligations following a court-issued eviction judgment received by Sapphire Guard
- Coverage is active for one year from the approval effective date. Tenants who need continued coverage after one year are required to reapply
- Coverage is limited to the monthly rent amount stated in the original lease, up to a maximum of 3 months
