The Limited Co-Signer Program
When a Sapphire Guard applicant rents your property, we serve as their limited co-signer — a financial guarantor that gives landlords added security without replacing the standard rental process.
Every applicant who reaches this stage has already completed a 6-module financial literacy course, passed a final exam, signed a limited co-signer responsibility waiver, and submitted their first monthly budget. They arrive prepared — not just approved.
Active clients continue submitting a monthly budget throughout their tenancy, maintaining the financial habits that protect their housing long-term.
What Our Coverage Provides
- Unpaid rent obligations — We provide coverage for unpaid rent that becomes due after a court-issued eviction judgment has been received by Sapphire Guard, up to 3 months of the monthly rent amount
- Pre-eviction support — We work with clients proactively through our monthly budget tracking program to help identify financial stress before it becomes a missed payment
- No cost to landlords — the program fee is paid by the tenant
Coverage Terms
- Our coverage applies to unpaid rent obligations following a court-issued eviction judgment received by Sapphire Guard
- Coverage is active for one year from the approval effective date. Clients who need continued coverage after one year are required to reapply
- Coverage is limited to the monthly rent amount stated in the original lease, up to a maximum of 3 months
How It Works
From application to move-in, here's the complete picture of what happens before and after a Sapphire Guard tenant rents your property.
Tenant Completes the Program
The applicant completes Sapphire Guard's 6-module financial literacy course, passes a final exam with 80%+, signs the limited co-signer waiver, and submits their first monthly budget. This typically takes 2–3 weeks.
Sapphire Guard Issues Limited Co-Signer Status
Once approved, the tenant is issued limited co-signer status from Sapphire Guard (CFD Service Company, Inc.). We communicate with you or your listing agent directly to confirm the coverage terms.
Lease Signed, Tenant Moves In
The lease is signed as normal with Sapphire Guard listed as limited co-signer. You collect your standard security deposit. The tenant's monthly accountability program continues.
Monthly Accountability Continues
Each month, the tenant submits an updated budget to Sapphire Guard. We track compliance and send reminders. If a situation arises, we work with you through the proper channels.
